In Portugal real estate prices grew by 12%

If in March, 2019 the average cost of "concrete gold" was €316,630, then in the first month of spring of the 2020th it increased to €354,760.

Analysts of the international portal of the real estate found out that despite introduction on March 18 of emergency state in Portugal in connection with a pandemic, real estate prices in March increased by 12% in comparison with similar month 2019.

The biggest contribution to this growth was made by the cities of Evora and Setubal. In the first the average cost of the real estate grew from €177,820 to €215,050, and in the second – from €243,870 to €294,820, writes an information portal.

Portalegri showed the most considerable annual recession – for 12%. Despite it, it remains the city with the highest growth of cost of lease – for 26% since March of the 2019th (an average rate now – €390 a month).

The most expensive and the most available. Lisbon and Farah – the cities with the highest average prices which are €573,020 and €454,030 respectively. And the most available at cost – Kastelo Branko (€119,950) and Bae (€130,720).

Average rental rates in Portugal, contrary to the prices of purchase of housing, in March dropped by 8% year on year. Remain the cities with the most expensive rental housing Lisbon (€1,600 a month) and Porto (€1,160 a month). And locations with the most available lease – Guarda (€370) and Kastelo Branko (€390). In Farah and Braganca the most considerable reduction in cost of lease since March the 2019th – for 26% (to €840) and for 22% (up to €400) respectively is noted.

Despite a coronavirus pandemic, in March, 2020 real estate prices in Portugal since February added 1%. In February the price was €234,040, and in March – already €236,400. In Lisbon the average cost of the real estate for March increased by €9,552, in Porto – for €10,014.

As for lease, it in a month moderately rose in price. If in February the average rate was €655, then in March – €660. In Lisbon rental housing grew in price for 2.4%, in Braga – for 3.4%.
